Over the past 50 years or more I have lived in, sold and invested in many properties both in Australia and overseas.

As stated in my book I did make mistakes but fortunately learned from them.

I guess if you ask me what the major things I learned about investing were, my response will be “Buy quality” and “Buy and hold”.

Quality has to include not only the property build but the property location. Both to be carefully researched to ensure that the highest standards are maintained.

We are now living a time when government initiatives may change the benefit of negative gearing for those who currently enjoy it.

As I have often stated, negative gearing is not the pathway to property wealth – it is an aid to reducing the cost of the investment. Current rental returns and interest rates at a low level have more than often produced positive cash flow for the majority of investors.

Capital gain is the key to property wealth and that is obtained not through high rental yields but through careful location selection and maintenance and care for the property so that it will always remain to be one of the best of it’s type in the area. Buy quality.

In our business we have to be scrupulously fair, observant and relentless in the search for quality, both in location and build. We do not support any one builder or developer and, for the past 20 years, have not recommended a builder openly.

For the first time I have identified a builder, their products and the locations in which they build.
